Consultation

Valuation and strategy.

Every productive listing starts with a free, no-pressure conversation. Nathan walks the home with you, asks about your timeline, and pulls a comparative market analysis from recent comparable sales in your neighborhood.

You'll leave the consultation with a realistic price range, a clear sense of what small improvements would pay for themselves at sale, and an honest answer to whether listing now or waiting makes more sense for your situation.

Prepare

Pre-listing readiness.

Nathan's guidance on prep is proportional to your timeline. If you have six weeks before listing, there's time for targeted improvements that return real value: paint, lighting, yard cleanup, maybe a small kitchen refresh. If you need to list next week, the focus shifts to decluttering, staging the rooms that matter most, and professional photography that will carry the MLS.

Nathan works with a short list of photographers, stagers, and contractors he trusts. You don't have to find and vet anyone yourself unless you want to.

List

MLS and marketing.

Once the home is ready, Nathan lists it on MichRIC with a pricing strategy built around the CMA from §I and the current state of the market. The MLS syndicates to Zillow, Realtor.com, and the major aggregators automatically.

Beyond the MLS feed, Nathan handles open house scheduling, direct outreach to agents representing active buyers in your price band, and social posts to his own audience. The first week after a fresh listing hits is the highest-attention window, and Nathan makes sure the home is positioned to capture it.


Negotiate

Offers and inspection.

When offers come in, Nathan lays out the full comparison: price, financing strength, contingencies, closing timeline, and any buyer concessions. The highest offer is not always the best one, and Nathan walks you through the tradeoffs before you make the call.

After an offer is accepted, the inspection response is usually the biggest negotiation point. Nathan helps you decide which requested repairs are reasonable, which can be declined without risking the deal, and how to close out the inspection period cleanly.

Close

Proceeds and the next chapter.

Closing day at the title company is usually straightforward on the seller side. You sign the deed, review the settlement statement, and arrange the wire for your proceeds. Nathan makes sure every detail is verified before you put pen to paper.
